🏨the Hotel Experience

  • Rathbone Mansions offers two historic antebellum homes in New Orleans’ Treme neighborhood, just steps from the French Quarter. The Mansions are located diagonally across the street from one another but guests staying at either location have access to all of the facilities.

  • Our rooms feature antique furnishings, original architectural details, and eclectic decor that reflects New Orleans’ rich cultural heritage. Each room is individually styled, blending vintage charm with modern comfort.

  • We’re located in a residential area with a relaxed vibe. While close to the action, our property offers a peaceful retreat after a day of exploring

  • Yes, we have a pool and hot tub (not a jetted spa) at the Mansion located at 1244 Esplanade Ave. Guests staying at 1227 Esplanade Ave also have access to all of the facilities.


    The pool and hot tub are available for use year round. The pool is not heated.

  • All of our guest rooms are unique and individually styled. The rooms at 1244 Esplanade Ave enjoy close proximity to the pool and hot tub area. The rooms at 1227 Esplanade Ave are more spacious and many offer kitchenette spaces. All guests have access to the pool, hot tub, courtyard and both Mansions’ lobbies.

📍Location & Neighborhood

  • We’re just two blocks from the French Quarter—and 5 blocks to Bourbon St. An easy walk to Frenchman Street, Louis Armstrong Park, and other iconic spots.

  • Yes. Treme is a historic neighborhood with a strong local community. As with any city, we recommend staying aware of your surroundings anytime you are out.

  • Absolutely! You’ll find local eateries, jazz clubs, and corner stores within walking distance. Our staff is happy to recommend favorites

🛏️Rooms & Amenities

  • Yes. Every guest room includes a private bathroom with essential amenities.

  • Yes. We offer a lush courtyard and an outdoor pool and hot tub that is open year round for guest relaxation. We also have a bar area for guests to use however, we do not serve liquor or food on site.

  • All rooms are equipped with air conditioning and complimentary high-speed Wi-Fi.

  • Yes we do allow pets for a small fee. Please contact us for the specific details. Service animals are welcome.

  • We offer guests complimentary coffee, tea, fruit, granola bars and oatmeal/grits in both of Mansions’ lobbies.

🧳Arrival & Departure

  • Check-in begins at 3:00 PM. Check-out is by 11:00 AM.

  • This is subject to availability. Please contact us in advance to request.

  • Yes! We offer complimentary luggage storage for early arrivals and late departures.

🚗Parking & TransportatioN

  • We have 3 parking spots in our gated lot at 1244 Esplanade Ave. There is free parking all along Esplanade Ave in front of the two hotel Mansions and nearby. There are no neighborhood parking restrictions like the French Quarter and CBD.

  • We do not offer a shuttle, but we can assist with rideshare or taxi arrangements

  • Yes. We’re easily reachable via streetcar, bus, and rideshare services like Uber and Lyft.

💳Booking & Payment

  • We have different cancellation and refund policies for different rate packages and times of the year. Please contact us for more details for your specific dates or use the booking tool to view.

  • A valid credit card and prepayment of one night plus taxes are generally required to hold your reservation. Some rates may require full prepayment.

  • Non-refundable or advanced purchase bookings are not able to be modified. If you booked another reservation type please contact us directly to adjust your dates or room type, subject to availability.

🧼 Cleanliness & Safety

  • We follow enhanced cleaning procedures, including full room sanitization upon check out and frequent disinfection of common areas.

  • We offer digital keys for access to all guest rooms and common areas.

  • Our front desk is staffed during the day (hours vary) and we have a team member available by phone 24/7.

  • Yes, we offer daily housekeeping service upon request. Please contact the front desk to schedule.

🎉 Events & Special Occasions

  • Yes! Our pool & bar area, courtyard and common areas are available for small events. Contact us for details.

  • We offer seasonal packages and add-ons like champagne, flowers, and late checkout. Contact us for specifics!

  • Direct bookings often come with perks like priority room selection and exclusive offers.
